
Mould is not always immediately visible. It may develop behind furniture, inside wall or ceiling cavities, beneath flooring or in other areas affected by leaks, condensation or high humidity.
However, a musty odour or indoor-air concern does not automatically prove that hidden mould is present. The first step is to look for moisture, inspect accessible materials and correct any active water problem.
When concerns remain unexplained after an inspection, professional air sampling may provide supplementary information that helps guide the next stage of an investigation.
What Causes Mould to Grow Indoors?
Mould requires sufficient moisture to grow. Indoor growth is commonly associated with:
- Roof, plumbing or foundation leaks
- Flooding or sewage intrusion
- Condensation on windows, pipes or exterior walls
- High indoor relative humidity
- Wet drywall, insulation, carpeting or wood
- Insufficient ventilation in bathrooms, kitchens or basements
- Building materials that were not dried promptly after water damage
Finding and correcting the source of moisture is more important than identifying the colour or species of visible mould. Unless the moisture problem is corrected, mould may return after cleaning or remediation.
Possible Signs of Concealed Moisture or Mould
No single sign proves that hidden mould is present. However, the following conditions may justify a more detailed inspection:
- A persistent musty or earthy odour
- Water stains or unexplained discolouration
- Paint that is peeling, bubbling or repeatedly deteriorating
- Warped flooring, baseboards or wall materials
- Recurring condensation on windows or exterior walls
- Previous flooding, roof leakage or plumbing failure
- Materials that remained wet for an extended period
- Mould that repeatedly returns after cleaning
- Moisture readings that remain higher in one area than surrounding materials
Areas that deserve particular attention include basements, crawlspaces, attics, areas beneath windows, walls adjoining bathrooms, spaces around plumbing penetrations and rooms affected by previous water damage.
Begin With a Moisture and Building Inspection
Before ordering an air test, inspect the property carefully or arrange an assessment by a qualified professional.
Look for:
- Active plumbing, roof or foundation leaks
- Damp or stained drywall and ceiling tiles
- Condensation on cold surfaces
- Elevated humidity
- Visible fungal growth
- Musty odours
- Poor bathroom, kitchen or attic ventilation
- Improperly vented dryers or exhaust fans
If visible mould or wet materials are already present, the priority is to correct the moisture source and assess the extent of affected materials. Air testing is not required to justify repairing an active leak or removing visibly mould-damaged material.
When Might Mould Air Sampling Be Helpful?
Air sampling may provide useful supplementary information when:
- A musty odour persists but accessible areas show no obvious source
- There is a history of water damage that may have affected concealed cavities
- Different rooms or floors need to be compared
- There are questions about areas outside a known mould-affected location
- You want laboratory documentation of conditions in selected areas
- A qualified professional recommends sampling as part of a broader investigation
A non-viable spore-trap sample uses a pump to collect airborne fungal structures onto a microscopic collection surface. The laboratory identifies visible fungal categories and estimates their concentration per cubic metre of air.
The findings may help determine whether the fungal profile in one area differs from other indoor areas or from an outdoor reference sample. They do not independently prove where the spores originated.

Why Include an Outdoor Reference Sample?
Outdoor air naturally contains fungal spores, and outdoor conditions influence what may be found indoors. Open doors, windows, ventilation systems and normal building leakage allow outdoor spores to enter.
An outdoor reference provides useful comparative information about conditions near the property at approximately the same time as the indoor testing.
Interpretation should consider more than the total concentration. Important factors include:
- The fungal categories present indoors and outdoors
- The relative proportions of those categories
- Whether moisture-associated fungi are repeatedly observed
- The sampling locations and conditions
- Weather and seasonal conditions
- HVAC operation and ventilation
- Recent cleaning, construction or disturbance
- The building’s moisture and water-damage history
Can an Air Test Detect Hidden Mould?
An air sample may identify a fungal pattern that supports further investigation, but it cannot directly see behind walls or locate concealed growth.
Airborne spores from a hidden source may not be released continuously. A source may also be isolated from the sampled room by wall construction, air movement or pressure differences. Conversely, spores found indoors may have entered from outdoors or been disturbed from settled dust.
For these reasons, a normal-looking or non-detect result does not prove that concealed mould is absent. An unusual result does not, by itself, prove where mould is growing.
Mould Testing Does Not Diagnose Health Problems
People differ in their sensitivity to dampness and mould. Some individuals may experience irritation, allergic reactions or worsening asthma symptoms in damp or mouldy environments, while others may report no symptoms.
Laboratory air results cannot determine whether mould caused a particular symptom or predict how a specific person will respond. There are no universally accepted numerical limits that divide all buildings into safe and unsafe categories based on airborne mould counts.
Anyone concerned that symptoms may be related to their indoor environment should discuss those concerns with a qualified health-care professional. Laboratory testing is not a substitute for medical assessment.
When to Consider Professional Help
An experienced indoor environmental or building professional may be appropriate when:
- The mould-affected area is extensive
- The source is suspected inside walls, ceilings or HVAC systems
- Moisture repeatedly returns after repairs
- The property has experienced major flooding or sewage contamination
- Occupants have significant health vulnerabilities
- Independent documentation or chain of custody is required
- The results may be used for insurance, litigation or a formal dispute
